Warbler - Orange County, California (1 Viewer)

I saw this warbler at Mile Square Regional Park in Fountain Valley, Orange County, California. This bird was hanging out in an area of pines. The park has recently had some interesting warblers including Canada and Prothonotary.

My only thought is maybe a Pine Warbler? Los Angeles County has had some this month scattered about.
 
There seems to be a distinct wing bar, clearly visible in pictures 4 and 5.
That said, the eye ring is pretty massive, hard to reconcile with the Pine Warblers seen here in the East.
Tail pattern rules out Magnolia. Yellow throat/chest rules out Chestnut Sided
Could it be a Vireo?
