New Jersey Warble (mag or pine?)

Hi, I'm hoping there's no question on this one, but one never knows. What do the experts think? This was taken yesterday in a damp mixed forest. It was with some black-throated greens.

HY female Magnolia Warbler. Note the pale gray neckband, bright white undertail coverts, and dark-tipped tail (as if the white tail was dipped in black paint underneath).
