I hope I'm wrong!

Found this on my neighbours land - reminds me of Japanese Knotweed - any ideas?

It reminds you of it because it is related but it isn't Japanese Knotweed. Looks like Persicaria capitata with those ornamental leaf markings. Certainly nothing to get worked up over.

Hope it doesnt spread like its cousin

Going to keep an eye on it and see what the flowers look like -if its Persicaria capitata apparently it has a strong smell of urine! Something to look forward to!

Yes that's it- hadn't seen this one before. Thought capitata looked a bit different but didn't know any others with ornate foliage markings like this. Glad you got it sorted.
